Landrone is an information tool. It gathers public records published by United States government agencies and presents them for a parcel you choose. By using Landrone you agree to these terms.
Landrone is not a survey, an appraisal, a title search, a flood determination, an inspection, or legal, financial or investment advice. It does not replace any of them. Before you buy, sell, build on, finance or insure a property, commission the appropriate licensed professional.
Everything Landrone shows comes from public records published by government agencies. We do not create, verify, correct or audit that data. Public records vary in completeness, accuracy and update frequency between states, counties and agencies, and they can be wrong or out of date at the source.
Where a data source does not publish a field, Landrone says so rather than leaving it blank or guessing. Where a figure is approximate, Landrone labels it.
| What you see | What it actually means |
|---|---|
| Parcel boundaries | Digitised representations supplied by county and state agencies. They are not survey-grade and do not establish legal boundaries, easements or encroachments. Only a licensed surveyor can do that. |
| "Nearest parcel" notice | If the point you tapped did not fall inside a parcel, Landrone shows the closest one and tells you the distance. Confirm it is the parcel you meant. |
| Lot dimensions and boundary lengths | Computed from the published boundary geometry. They inherit any error in that geometry. |
| Assessed values | Assessor records, not market value and not an appraisal. A value of $0 usually indicates a tax-exempt property. |
| Flood zone and base flood elevation | From FEMA's National Flood Hazard Layer. An unmapped location is not a location without flood risk. The height shown above ground is approximate: FEMA and USGS may use different vertical datums. |
| Structures and heights | From the USA Structures dataset. Occupancy class in that dataset is machine-derived and may be marked unverified. Buildings that mostly fall outside the parcel are labelled as neighbouring structures. |
| Renovation signal | Derived from the assessor's effective year built versus actual year built. It is a signal only — not a permit-level renovation history. |
| Climate and hazard ratings | FEMA National Risk Index, reported per census tract — an area, not this parcel. |
| Crime statistics | Reported by a single law-enforcement agency for its entire jurisdiction — not street level and not parcel level. The FBI cautions against ranking or directly comparing jurisdictions; figures are presented as reported, without interpretation, and Landrone does not compute a safety score. |
| Schools | NCES figures. Student-teacher ratio is an official statistic, not a school rating. |
| Neighbourhood demographics | US Census ACS estimates for a census tract — an area average with its own margin of error, not a measure of this parcel. |
| Homelessness | HUD Point-in-Time counts for a Continuum of Care region covering an entire county or city. The dataset used carries counts through 2018. |
| Weather and storms | Live National Weather Service and National Hurricane Center feeds. Never rely on Landrone for emergency decisions — follow official warnings and local authorities. Official alert text is shown in English as issued and is not translated. |
| 3D model and aerial tour | A visualisation built from published footprints, heights and elevation. It is a massing model, not a photorealistic or engineering representation of the property. |
Some information simply is not published as open data in the United States, and Landrone does not estimate it:
Parcel-level records are available only in the states Landrone currently supports; the app states which. Flood, hazard, terrain, weather, schools and demographic layers have wider coverage. Outside supported states, Landrone will tell you that parcel records are unavailable rather than showing nothing.
You may use Landrone for your own property research and for reports you share with your own clients. You may not:
Some states and counties restrict commercial reuse of their public records; where a source imposes such a restriction, that restriction applies to you as well.
If you are a licensed real-estate agent, broker, appraiser, lender, surveyor or other professional, additional duties apply to you that Landrone cannot discharge on your behalf:
Owner names and mailing addresses shown by Landrone come from public assessment records. Landrone does not add, infer or enrich personal information beyond what the public record already contains, and does not provide phone numbers or email addresses.
If you use owner information to contact a property owner, that contact is entirely your responsibility and is regulated independently of these terms. Depending on how you make contact, that may include the Telephone Consumer Protection Act, the National Do Not Call Registry, CAN-SPAM, state telemarketing and do-not-mail statutes, and any restriction the record's source county places on commercial reuse. Landrone grants you no permission with respect to any of them, and the "absentee owner" signal shown in the app is an analytical observation, not an invitation to solicit.
Landrone presents objective public statistics consistently to every user. It does not produce safety scores, neighbourhood rankings, or any recommendation about who should live where, and it applies no filter based on any protected characteristic.
How that information is used is your responsibility. In particular, if you are a professional, using neighbourhood demographics, school figures or crime statistics to steer a client toward or away from an area on the basis of race, colour, religion, sex, familial status, national origin or disability is unlawful under the Fair Housing Act and equivalent state law — regardless of the source of the underlying figures.
Landrone is provided "as is" and "as available", without warranty of any kind, express or implied, including any warranty of accuracy, completeness, merchantability or fitness for a particular purpose. Government sources may change, move, throttle or withdraw their data without notice, and parts of the app may stop working as a result.
To the fullest extent permitted by law, Landrone and its operator are not liable for any loss or damage arising from your use of the app or reliance on the information it shows, including lost profits, failed transactions, construction or insurance costs, or decisions made about buying, selling or developing property.
Data is provided by, among others, state and county cadastral programs, FEMA, USGS, NOAA, the US Census Bureau, NCES, HUD, the FBI and Apple Maps. Each source carries its own disclaimers and terms, which apply to the data it provides.
These terms may change as the app changes. The date at the top of this page reflects the current version. Continuing to use Landrone after a change means you accept it.
These terms are governed by the laws of the Republic of Türkiye, where the operator of Landrone is established, and the courts and enforcement offices of Türkiye have jurisdiction over any dispute arising from them.
This does not take away rights you cannot be made to give up. If you use Landrone as a consumer, nothing in this clause deprives you of the protection of the mandatory consumer-protection rules of the country or state where you live, or of your right to bring a claim there where the law gives you that right.
